Find your site, check for constraints, then let Blocktype generate your favourite building by adjusting corridors, units per-core, building height, and development costs.

Once that’s done, just drag-and-drop buildings on to the site and continue to adjust.

Watch the impact of each adjustment on homes delivered, density, GDV, and CIL liability.

Make data-driven decisions, fast.

What people are saying

The Guardian article titled 'It’s already way beyond what humans can do: will AI wipe out architects?' featuring an AI-generated building image.

Blocktype, an AI-powered tool for developers and planners, aimed at simplifying the process and ultimately reducing land speculation.

“The thing developers hate most is uncertainty,” … “The idea behind Blocktype is that it can give you a ballpark sense of what’s possible on a site, providing sketch layouts and viability appraisals.”

FAQs

Who designed the flooplates?

Blocktype floorplates are generated using standard housing types used by most good quality architects today, and creating simple and efficient floorplates which are easy to build out. All the units used meet Nationally Prescribed Housing space standards. Floorplates above 6 storeys are designed with larger cores to accommodate second stairs in accordance with emerging legislation.

Where does your policy data come from?

Finding planning policies is hard. You have to trawl through local authority websites to find the most up-to-date documents then search through hundreds of pages to find the policies you need. We have done this for you to calculate your CIL liability and parking standards. Other policies such as conservation areas, flood zones and listed buildings are fed directly from the Department for Levelling Up, Housing and Communities.

How do you calculate Gross Development Value ?

GDV is calculated based on the total value of the units you put on the site. As you change this your GDV is automatically updated. We pre-populate unit sales values to give you a starting point, we have also made it easy for you to add you own comparables.

Can I add my own unit or building types?

Yes, we love to collaborate with architects or anyone else that have their own unit types. We’ll need a scaled drawing of each unit, and your key rules of thumb as to how we create floorplates. Email us at help@blocktype.co.uk to set up a call to discuss.
